What the builder’s website won’t tell you

A builder’s base price is only the starting point. Builders add lot premiums for the best homesites on top of base — and if you’re choosing finishes and options as you build, you’ll typically add around 20% to the base price by the time the home is done.

The part you can’t find online is what matters most: which lots have the views, how the home sits on the street (sun, privacy, who’s next to and behind you), what’s being built around it, and the real lot premiums. That’s local knowledge — and it’s exactly what I get for you so you don’t overpay and protect your resale.
