This week’s Richmond American incentive*

Richmond American is still posting the rate it brought back last week — but it remains one adjustable-rate offer, not the nine fixed rates the sheet carried earlier in the month. The campaign page was re-read in full at source today and is unchanged again — an eleventh straight day — with three days left on its signing window. It posts a single offer: a 30-year conventional 7/6 ARM at 3.999% (4.589% APR) through HomeAmerican Mortgage Corporation, fixed for the first seven years (84 months) and then adjusting every six months to a maximum of 8.999% (6.508% APR) for the remaining life of the loan. Posted terms, read at source today: sign a purchase agreement on a select Richmond American home between September 1 and September 30, 2026 inclusive, and close on or before October 30, 2026. Funds are limited and first come, first served, and Richmond posts that the offer can be combined with other national or community-level incentives, subject to loan-program limits. The worked example is a $555,000 sales price with 10% down and a $499,500 loan, monthly principal and interest of $2,384.40 for the first seven years, after which payments adjust every six months against the 30-day SOFR index plus a 2.75% margin — a fully indexed rate of 6.396% as of September 1, 2026. Read that carefully: this is an adjustable rate, not a fixed one. The 3.999% is guaranteed for seven years and nothing after that, and the ceiling is more than double the starting rate — know what the payment can become before you sign. The nine fixed-rate offers have not come back. Those — including the 4.999%, 5.375% and 5.999% figures this page carried earlier in the month — all required a contract by 09/15/2026 and are gone; do not go in quoting them. One navigation note: Richmond’s older Las Vegas campaign address now redirects to its Las Vegas landing page, so follow the offer link from that page rather than an old bookmark. What the builder’s website won’t tell you

A builder’s base price is only the starting point. Builders add lot premiums for the best homesites on top of that base — and if you’re choosing your finishes and options as you build, you’ll typically add around 20% to the base price by the time the home is done.

The part you can’t find online is the part that matters most: which lots actually have the views, how the home sits on the street (sun, privacy, who’s next to and behind you), what’s being built around it, and the real lot premiums. That on-the-ground intel protects your money and your future resale value.
