What the builder’s website won’t tell you

A builder’s base price is only the starting point. Builders add lot premiums for the best homesites on top of that base — and if you’re choosing your finishes and options as you build, you’ll typically add around 20% to the base price by the time the home is done.

The part you can’t find online is the part that matters most: which lots actually have the views, how the home sits on the street (sun, privacy, who’s next to and behind you), what’s being built around it, and the real lot premiums. That on-the-ground intel protects your money and your future resale value.

That’s where I come in — tell me the community and I’ll get you the lot details, premiums and surroundings the builder won’t put on a website.

Just a friendly heads-up: to represent you, I need to be with you — or have you registered with me — on your first visit to a builder community. It’s simply how new-home builders work.

If your REALTOR® isn’t there from the start, you may not be able to have representation at that community — which can mean missing out on insider knowledge about the builder and neighborhood, current deals, promos and incentives, and the comparable sales that confirm you’re paying a fair price for your new home. Best of all, on new construction my help is at no cost to you — the builder pays your agent.
