We’re in the thick of the summer sell-through push, and builders are stacking their sharpest offers of the year on standing inventory: right now a couple of the big names are advertising first-year rates in the 3s — even the 1s on one program — plus five-figure closing help on quick move-in homes. This issue: Grand Park, Summerlin’s newest village, now has attainable move-in-ready homes from the mid-$400s, the buydowns actually worth chasing this month, three verified move-in-ready homes from the low $500s, and where rates landed this week. Grand Park is open: Caldwell Park by KB Home brings new homes from the mid-$400s
Grand Park is Summerlin’s newest village — and it’s where the valley’s most attainable new construction is landing right now. The headliner is Caldwell Park by KB Home, which is already delivering move-in-ready homes in two collections. At The Groves, townhomes run 1,430–1,809 sq ft from the mid-$400,000s — genuinely rare pricing for brand-new Summerlin. Step up to The Landings and you get single-family homes from 2,070–2,466 sq ft priced in the $600,000s, several ready to move into within a few months. Grand Park is filling in fast around them — Ashland by Taylor Morrison, Alton by KB Home, plus new neighborhoods from Toll Brothers, Tri Pointe, Pulte and Richmond American — all wired into Summerlin’s 200-plus miles of trails and its future community core. Most Vegas builders are running active incentives right now, and the deepest packages sit on quick move-in homes during the summer sell-through. Most are layering closing-cost help (commonly ~$5K–$30K) on top of the rate offer. Every deal above has fine print, lender conditions and deadlines and can change weekly; reply and I’ll confirm current terms at a specific community before you count on them.

Rates move constantly — and builder rate-buydowns on quick move-ins can beat the open market by a point or more, which is real money on your payment. This issue’s ballpark: 30-yr fixed ~6.58% · 15-yr ~5.96% (Freddie Mac weekly average, week of July 23, 2026 — up slightly from 6.55% the prior week).
