A quick, friendly guide to buying a brand-new Summerlin home the right way — with representation, insider knowledge, and a fair price.
Budget, timeline, must-haves. I build your shortlist across every village and builder.
I walk homes for you on FaceTime, or record narrated tours into a private Google Drive folder.
I register you with the builder so you keep representation, then negotiate incentives and price on your behalf.
Yes — and it costs you nothing. On new construction the builder typically pays your agent’s commission, so having your own REALTOR® means free representation and someone negotiating for you instead of for the builder.
Builders will only recognize your agent if you’re registered, or your agent is with you, on your very first visit to that community. If you tour alone first, you can lose your right to representation there — so always connect with me before you go.
Absolutely. Many of my buyers select and contract a home entirely remotely using live FaceTime tours, recorded walkthroughs, and a shared document folder — then visit later in the build or at closing.
Often, yes. The advertised incentive is usually a starting point. I know which builders and homes are most negotiable right now and how to structure incentives (rate buydowns, closing costs, design dollars) to your advantage.
I pull comparable sales and current community pricing so you can see how a home stacks up — something on-site builder agents won’t do for you, because they represent the builder.
Yes. Pre-approval is always step one — it sets your budget and strengthens your offer. I work with Kayla Strunk at Rate: call or text (415) 377-0411, or email kayla.strunk@rate.com. You can also see my preferred partners. You’re never obligated to use them.
Just a friendly heads-up: to represent you, I need to be with you — or have you registered with me — on your first visit to a builder community. It’s simply how new-home builders work.
If your REALTOR® isn’t there from the start, you may not be able to have representation at that community — which can mean missing out on insider knowledge about the builder and neighborhood, current deals, promos and incentives, and the comparable sales that confirm you’re paying a fair price for your new home. Best of all, on new construction my help is at no cost to you — the builder pays your agent.
So before you go, let’s say hi — I’ll register you and we’ll plan the visit together.
