Agave Ridge, Tri Pointe’s seventh Summerlin community, has moved from Coming Soon to Priority Group Forming. The community page now carries a Join Priority Group call to action — single-storey, 3–5 bedrooms, 2.5–5.5 baths, 2,779–3,842 sq ft, three-bay garages, near the La Madre Peak ridgeline, with a posted range of “Anticipated from Mid $1Ms.” Its ready-to-build floorplans are still badged Coming Soon and now post three prices: Plan 1 from $1,550,000 (2,779 sq ft), Plan 2 from $1,645,000 (3,118 sq ft) and Plan 3 from $1,725,000. Sales hours still read Coming Soon, so this is a priority list rather than a model to walk — and “anticipated” is not a quoted price, so ask what the released base prices are when the group opens. The six selling communities are unchanged, all Now Selling: Vertex from the $500s, Aberdeen Collection I from the $600s, Aberdeen Collection II from the $700s, Edgewood from the $900s, and Carlisle Peak and Carlisle Ridge each from the $1 millions, under a masterplan headline of “Priced from $400s.” Valley-wide it posts 16 Las Vegas communities, 94 available homes and 53 ready-to-build floor plans — communities, available homes and floor plans all flat on yesterday. Tri Pointe does publish full terms — one click past the promotions page. The promotions page itself carries only marketing copy, but each offer links to a detail page, and both were read in full at source again today. The 3-2-1 Buydown Conventional 30-Year Fixed is live: on a $730,000 sample home price it posts 2.99% in year one (6.275% APR, $2,459.02 a month), 3.99% in year two, 4.99% in year three and 5.99% for years 4–30, all at the same 6.275% APR — on an eligible Nevada move-in-ready home bought at list price, financed through affiliate Tri Pointe Connect, entering a purchase by 9/28/26 — one day — and closing by 12/8/26, not available on existing contracts. The 1-1 Buydown Jumbo posts 4.875% (6.388% APR) for years one and two and 5.875% (6.388% APR) for years 3–30 on a $1,900,000 sample — but its posted signing deadline of 9/20/26 passed seven days ago. It is listed again today on the Las Vegas promotions page and on the Summerlin masterplan page, with no rewritten date — being listed is not the same as being open, so ask in writing whether it has been extended. The page is posted and the window is not open — re-checked at source today and still not reopened. Ask whether it is being extended before you rely on it. The promotions it was running earlier in the summer, including the up to $100,000 closing credit at Carlisle Peak and Carlisle Ridge and the up to $50,000 credit at Lakeview Ridge in Henderson, are still gone. Financing on Tri Pointe promotions has run through affiliate Tri Pointe Connect (NMLS ID 1250459). Ask the sales office what is actually on your home and get the rate, the amount and the deadline in writing (verify)

Get this Tri Pointe Homes dealA builder’s base price is only the starting point. Builders add lot premiums for the best homesites on top of that base — and if you’re choosing your finishes and options as you build, you’ll typically add around 20% to the base price by the time the home is done.
The part you can’t find online is the part that matters most: which lots actually have the views, how the home sits on the street (sun, privacy, who’s next to and behind you), what’s being built around it, and the real lot premiums. That on-the-ground intel protects your money and your future resale value.
