If you’ve been searching “Kestrel Summerlin new homes,” you’re looking at one of the newer villages in Summerlin West — a walkable, park-centered pocket of the master plan in ZIP 89138, up near the western foothills and Red Rock Canyon. Kestrel (and its sister enclave, Kestrel Commons) is where several national builders have released contemporary single-family homes and townhomes over the last few years. Here’s an honest, buyer-first look at who builds in Kestrel, what the homes feel like, what to budget beyond the sticker price, and how to shop it well — especially if you’re moving from out of state.

Where Kestrel sits in Summerlin West

Kestrel is tucked into the western, higher-elevation edge of Summerlin West, minutes from Red Rock Canyon and a short drive down to Downtown Summerlin’s shops, dining, and the ballpark. It shares ZIP 89138 with neighboring villages like Stonebridge, Redpoint, Reverence, and Grand Park — which matters when you search, because a ZIP-code search returns homes from all of them, not just Kestrel. The village is built around the same ideas that define Summerlin West: connected trails, open space, and an emphasis on walkability. Kestrel Commons even added The Hub Park, a roughly 1.5-acre neighborhood park that opened in fall 2025 with a playground, a climbing structure, a bike-and-scooter pump track, shaded seating, and green space — the kind of everyday amenity that makes a village feel finished rather than under construction.

Who builds in Kestrel

Kestrel and Kestrel Commons have drawn a strong roster of national builders, each running its own plans, pricing, and incentive programs. Names that have built or are building in and around Kestrel include Woodside, Taylor Morrison, Lennar (with its multigenerational NextGen suites), Pulte, KB Home, and Richmond American, with Toll Brothers active nearby as well. That mix is exactly why Kestrel appeals to such a wide range of buyers — you’ll find everything from lower-maintenance attached homes and townhomes to larger single-family plans under one village umbrella.

Availability in a newer village moves quietly. As Kestrel matures, new opportunities increasingly come as final-phase homesites, quick move-in homes, and early resale — so a static online list is rarely the full picture. What to budget beyond the base price

The advertised “from” price is only your starting point in any Summerlin village, and Kestrel is no exception. Before you anchor on a flyer number, read my breakdown of what base price really means — lot premiums for better views or orientation and design-center upgrades commonly add a meaningful amount to the all-in cost. You’ll also want to understand the SID/LID infrastructure assessments that many newer Summerlin neighborhoods carry on the tax bill, plus the Summerlin master association dues and any village sub-HOA. None of this should scare you off — it’s simply the real math of a new build, and knowing it up front is how you compare homes honestly and negotiate from a position of strength. Nevada also has no state income tax and a 3% annual cap on primary-residence property-tax increases, which is a big part of why so many out-of-state buyers land here.

Schools serve the area from inside and around ZIP 89138 — always verify current attendance boundaries and ratings yourself. The Kestrel page links out to GreatSchools, neighborhood safety stats, and nearby hospitals so you can check everything from trusted third-party sources before you commit.
