What “Base Price” Really Means on a Summerlin New Build

The price you see on a builder’s website or flyer is almost never the price you’ll actually pay. It’s the base price — the starting point for the most basic version of that floor plan, on a standard lot, with builder-standard finishes. Here’s what gets added on top, so you can budget like an insider.

1. Lot premiums

The best homesites — bigger lots, mountain or Strip views, cul-de-sac, no rear neighbors — carry a lot premium on top of base. In Summerlin West that can range from a few thousand dollars to well into six figures on view lots in communities like Ascension at The Peaks or The Ridges. Which lots are worth the premium (and which aren’t) is exactly the kind of thing I help you sort out.

2. Design-center selections (~20%)

Flooring, cabinets, countertops, upgraded appliances, lighting, and structural options are chosen at the builder’s design center. As a rule of thumb, buyers spend roughly 15–20% of the base price here. A $700K base can quietly become $820K+ once you’ve made it feel like home.

3. SID/LID assessments

Many newer Summerlin neighborhoods carry a SID or LID — a special assessment that finances roads and utilities, paid on your tax bill (often over ~20–30 years). It’s normal for new construction, but it affects your true monthly cost, so always ask for the current balance on a specific lot.

4. HOA + master association

You’ll typically pay both the Summerlin master association and your village sub-HOA. Nevada has no state income tax, and Clark County property tax runs an effective ~0.5–0.75% with a 3% annual cap on your primary residence — favorable, but worth modeling.

The bottom line

Base price is the floor, not the ceiling. Before you fall for a plan, get the real all-in number: base + lot premium + selections + SID/LID + HOA. And get pre-approved first so you know your true budget. Want the actual figures on a specific home? Ask me.
