Lennar Summerlin New Homes: Everything’s Included Guide

If you’ve been searching “Lennar Summerlin new homes,” you’ve found one of the most active builders in the master plan — and one of the easiest to misunderstand. Lennar sells differently than most builders here: instead of a long options list and a design-center appointment, it bundles a set package of features into the price under its Everything’s Included program. That changes how you compare a Lennar home to a Toll Brothers or Tri Pointe home, and it changes what “base price” actually means for you. Here’s a buyer-first look at where Lennar builds in Summerlin, how the collections differ, what Everything’s Included really covers, and how to shop it well from out of state.

Where Lennar builds in Summerlin

Lennar’s Summerlin activity is concentrated in Summerlin West — the newer, higher-elevation side of the master plan west of the 215 Beltway, in ZIP 89138. That puts its neighborhoods within a few minutes of Red Rock Canyon trailheads and a short drive down to Downtown Summerlin for shopping, dining and the ballpark. Lennar has also released homes in and around Grand Park, the newest village built around a roughly 90-acre park, and in the Kestrel and Kestrel Commons districts. Lennar now groups its Summerlin homes into named collections rather than one big community list. Each one targets a different buyer:

What “Everything’s Included” actually means

Everything’s Included is Lennar’s answer to the design-center process. Instead of choosing flooring, cabinets, counters and appliances line by line, Lennar packages a defined level of finishes and technology into the advertised price. For a lot of buyers — especially out-of-state buyers who can’t fly in for a four-hour selections appointment — that is a real advantage. Two honest points to keep in mind:

Next Gen®: the home within a home

Lennar’s Next Gen® suite is a private secondary living space attached to the main home — its own entrance, bedroom, full bath, living area, kitchenette and, in most plans, a washer and dryer. It was designed for multigenerational households, and in Las Vegas it gets used for aging parents, adult kids, long-term guests, and full-time home offices. Summerlin buyers see it most often in the Mockingbird and Fairview collections. If you’re relocating with a parent or planning ahead for one, this is worth touring in person (or on FaceTime) before you rule it in or out — the layouts feel different from a plain guest suite.

Quick move-in vs. build-to-order with Lennar

Because Everything’s Included standardizes finishes, Lennar starts a healthy number of homes on spec — which means its quick move-in inventory is usually one of the deeper ones in Summerlin. If your timeline is tight, or you’re selling a home in another state and need a firm close date, that inventory is where the real negotiating room tends to sit late in a quarter. Building from the ground up gives you first pick of the lot instead — and in Summerlin West, the lot is often worth more than the finishes.

Shopping Lennar Summerlin from out of state

I tour models and available homes for you live on FaceTime, film detailed walkthroughs you can rewatch with your family, and keep a running shortlist matched to your budget and must-haves.
