Grand Park Summerlin: New Construction Homes & Builders
If you’ve been searching “Grand Park Summerlin new construction,” you’re looking at one of the most exciting places to buy new in the entire valley right now. Grand Park is one of Summerlin West’s newest villages, wrapped around a 90-acre community park — the single largest park in all of Summerlin. Homes here are being built by many of the nation’s top builders across a wide price range, from attached townhomes in the high $300,000s up past $1.6 million for luxury single-family homes. Here’s how the village is laid out, who’s building, and how to shop it wisely — whether you’re local or relocating from out of state.
Where Grand Park sits — and why buyers love it
Grand Park village is in Summerlin’s western region, west of the 215 Beltway and north of Far Hills Avenue. What makes it special is the park it’s built around: a 90-acre greenspace whose first phase — baseball fields, pickleball and basketball courts, a splash pad, a playground, and adult exercise stations — was slated to open in the first half of 2026, with two more phases planned. That means the newest homes here are being designed with immediate walk-to-park access, an increasingly rare thing in a brand-new village. You get the newest homes, the newest amenities, and the wide-open feel of Summerlin West, all minutes from Downtown Summerlin and Red Rock Canyon.
The neighborhoods and builders in Grand Park
Grand Park launched with a strong mix of builders and home types — single-family homes and attached townhomes ranging from roughly 1,430 to 4,557 square feet. Here’s a snapshot of the communities that have shaped the village. Always verify current pricing, availability, and floorplans directly with each builder, since they change frequently:
- Caldwell Park by KB Home — two collections: The Groves (two-story townhomes, roughly 1,430–1,947 sq ft, priced from the high $300,000s) and The Landings (two-story single-family homes, about 1,832–2,466 sq ft, from the $500,000s). One of the most attainable ways into the village.
- Alton by KB Home — single-family homes in two collections, the Landings and the Reserves, with a mix of single- and two-story plans from about 1,634 to 3,063 square feet, priced from the $600,000s to the $700,000s.
- Edgewood by Tri Pointe Homes — four floorplans from roughly 1,995 to 2,644 square feet in a mix of single- and two-story elevations, priced from the $800,000s, with model interiors designed by Bobby Berk.
- Ashland by Taylor Morrison — seven single-story floorplans from about 2,450 to 3,306 square feet, starting around $1.1 million — a strong option if single-story living is on your must-have list.
- SHAWOOD at Arcadia — nature-inspired luxury single-family homes, three floorplans from about 3,176 to 3,399 square feet, priced from just over $1.5 million.
- Primrose Park by Richmond American Homes — a gated enclave of two-story luxury homes that opened in early 2026.
- Brantley by Pulte Homes — a gated single-family community that opened in early 2026.
New communities and phases are still being released in and around Grand Park, so a static list is never the full picture — inventory and pricing shift almost weekly.
How much do Grand Park homes cost?
Because Grand Park spans everything from attached townhomes to luxury single-story estates, the “from” prices range from the high $300,000s to well over $1.6 million. Just remember that a builder’s advertised base price is only the starting point — lot premiums, design-center upgrades, and structural options all move the all-in number. Before you anchor on a flyer, read my breakdown of what “base price” really means on a Summerlin new build, and if you want to move sooner, ask about quick move-in homes that are already under construction or complete.
New build vs. resale in Grand Park
Grand Park is so new that most of what’s available is builder inventory — but resale homes do come up, and comparing them side by side is smart. My guide to new construction vs resale in Summerlin walks through the trade-offs, and you can search Summerlin resale homes on the live MLS to see what’s listed nearby right now.
Buying in Grand Park from out of state
A large share of Grand Park buyers are relocating from California, Arizona, Washington, or Texas — and in a fast-moving new village, you don’t want to hear about a home after it’s already spoken for. I tour models and available homes for you live on FaceTime, film and send detailed walkthroughs, and keep a running shortlist matched to your budget and must-haves. One critical step on the new-construction side: register with me before you visit or inquire with any builder. On new construction the builder typically pays my commission — so my representation costs you nothing — but I have to be registered with you from your very first contact to protect it. The full process is on my how it works page.
