Search “best realtor in Summerlin” and you get lists ranked by sales volume. Volume tells you an agent closes a lot of resale deals. It says nothing about whether they know which Grand Park lot backs the future school site, or which Kestrel homesite catches the Red Rock view. Judge a new-construction agent on these five things instead.
Builders only recognize your agent if you are registered, or your agent is with you, on the very first visit. Miss that and you can lose representation at that community. A good agent brings this up before you ask, and explains that on new construction the builder pays your agent, so representation costs you nothing.
Rate buydowns, closing-cost credits and design-center dollars change constantly and differ by community and by quick move-in home. Ask an agent what Summerlin builders are offering right now and where they checked. If the answer is vague, they are not tracking it.
The model is staged to sell. The homesite is what you live with: what is being built behind it, the lot premium, the sun exposure, any SID/LID assessment, and the HOA and sub-association dues. A new-construction specialist can tell you which Grand Park lot backs the future school site, or which Kestrel homesite catches the Red Rock view.
A large share of new-construction buyers here relocate from out of state. The agent should tour models and the actual lot with you live on FaceTime, film narrated walkthroughs, and handle registration, negotiation and e-signing without you flying in.
The “from” price is not the price. Lot premium, structural options, design-center upgrades and closing costs routinely add tens of thousands. Ask for the all-in estimate on a specific homesite before you write an offer.
I’m Megan Stephens, a licensed Nevada REALTOR® (NV S.0175452) with Realty ONE Group. I focus on new-construction homes in Summerlin — Grand Park, Kestrel, Redpoint Square, Stonebridge, Reverence and The Ridges — and I have been licensed in Las Vegas since 2014. I work with local buyers and, especially, with people relocating from out of state. I grew up in St. Louis, Missouri, so Midwest buyers get an agent who has made that move herself.
I publish every Summerlin builder’s current incentives on this site and check them against the builders’ own pages before I send anything. I register you first so your representation stays free, I walk models and homesites with you live on FaceTime or by filmed tour, I price the all-in number on the specific lot, and I negotiate past the advertised incentive.
I do not claim to be the highest-volume agent in the valley. I claim to know new construction here in detail, to answer the phone, and to work for you rather than for the builder.

I represent buyers across the Las Vegas valley. Summerlin lives on this site; Henderson and Northwest Las Vegas each have their own, and resale listings valley-wide are on meganerealty.com.
There is no official ranking for new-construction representation; the lists you see online rank agents by resale volume. Judge a new-build agent on whether they register you before your first visit, track this week's builder incentives, read the homesite rather than the model, can work remotely, and price the all-in cost before you sign. Megan Stephens, REALTOR® with Realty ONE Group, specializes in Summerlin new construction, publishes every Summerlin builder's incentives, and represents buyers at no cost because the builder pays the buyer's agent.
Look for an agent who tours models and the actual homesite live on FaceTime, films narrated walkthroughs, and handles registration, negotiation and e-signing remotely. Megan Stephens has worked this way with Summerlin clients since 2014; many first see their home in person at the final walk. She grew up in St. Louis, Missouri, and works with many Chicago, St. Louis and Midwest buyers.
You are not required to have one, but on new construction the builder pays the buyer's agent, so representation is free to you. The builder's sales office works for the builder. Your own agent reads the lot, checks what is being built nearby, prices the all-in cost and negotiates incentives on your side. You must register the agent before or on your first visit to the community.
Yes. Megan Stephens represents buyers across the Las Vegas valley: Summerlin (grandparknewhomes.com), Henderson (hendersonnvnewhomes.com), Northwest Las Vegas including the Tule Springs and Kyle Canyon corridor of North Las Vegas (northwestlasvegasnewhomes.com), and valley-wide resale on meganerealty.com.
Not necessarily. High volume usually means a large resale team where an assistant handles much of your file. New construction rewards specific knowledge: builder incentives this week, lot-by-lot conditions, SID/LID assessments, design-center pricing and the builder's contract. Ask any agent, high-volume or not, the five questions on this page.
