Hi there — it’s the last week of June (June 29, 2026), and builders are racing the end-of-quarter clock on June 30. That deadline is real leverage: more than two-thirds of Las Vegas builders are running active incentives right now, and the quarter-end push is one of the best windows all year to negotiate. This issue: a brand-new gated community just opened in Grand Park Village, the buydowns and credits actually worth chasing before month-end, verified move-in-ready homes from the high $500s, and where rates landed this week. As always, if you’re out of state, I’ll tour and film any of these for you on FaceTime.
Sales just kicked off at Aberdeen by Tri Pointe Homes — a brand-new gated, 131-home neighborhood inside Grand Park Village, off West Lake Mead Blvd & Calico Bend Drive. It comes in two collections: Collection I runs roughly 1,869–2,279 sq ft (3–4 beds) with base prices from $694K, and Collection II steps up to 2,450–2,687 sq ft starting in the mid $700s. Three architectural elevations — Desert Prairie, Ranch and New Century Modern — give the streetscape real character. Because it’s a fresh release, the best homesites are still on the board. Reply and I’ll send current Aberdeen availability, lot premiums, and which sites I’d grab first.
