The Vegas Move

New homes & home builders across the Las Vegas valley

Hi there — mid-June in Summerlin, and the new-construction market is wide open: 11 new neighborhoods are opening across the valley in 2026, and builders are stacking real incentives to move quick-delivery homes before summer ends. In this issue (June 15, 2026): a fast-rising Redpoint neighborhood worth a look, the rate-buydown deals actually worth acting on, and verified move-in-ready homes from the mid $300s. As always, if you’re out of state, I’ll tour and film any of these for you on FaceTime.

On the rise: Vertex by Tri Pointe at Redpoint

New homes near Red Rock Canyon in Summerlin West

One of the most talked-about neighborhoods in Summerlin West right now is Vertex by Tri Pointe Homes in Redpoint Village — widely called one of the best blends of contemporary design and attainability in the area. Redpoint sits high on the western edge near Red Rock, walkable to the village’s parks and arroyo trails, with Downtown Summerlin minutes away. Redpoint and neighboring Redpoint Square are among the most active corners of Summerlin West this year, so floor plans and homesites move quickly. Reply and I’ll send current Vertex availability and pricing, plus which homesites I’d watch.

Where rates are right now

Rates move constantly — and builder rate-buydowns on quick move-ins can beat the open market by a point or more, which is real money on your payment. This issue’s ballpark: 30-yr fixed ~6.52% · 15-yr ~5.84% (Freddie Mac weekly average, week of June 11, 2026 — up slightly from the prior week).

Your real rate depends on credit, down payment and the specific builder incentive. For today’s exact numbers and a buydown comparison, ask Kayla below.

The one thing I won’t put in writing

Which homesites have the views, how a lot sits on the street, and the real lot premiums — that’s the insider intel I save for my clients. Ask me before you fall for a plan; the lot matters just as much.
