Hi there — it’s officially summer in Summerlin, and builders are competing harder for buyers than they have in years. In this issue (June 4, 2026): a brand-new neighborhood just opened in Grand Park, the incentives actually worth acting on, and verified move-in-ready homes from the mid $500s. Just opened: Iris Glen at Grand Park
Summerlin’s newest neighborhood is open: Iris Glen by Richmond American in the Grand Park village. Low-maintenance paired homes in six floor plans, 2,040–2,450 sq ft, 3–4 bedrooms, gourmet kitchens and covered patios — priced from the $600Ks. It sits steps from the 90-acre Grand Park, whose first phase (ball fields, pickleball, splash pad, playground) is already complete. New neighborhoods often have the best early lot choice — ask me which homesites to watch.

It’s a buyer’s market in Vegas new construction — the deepest packages sit on quick move-in homes. Incentives change weekly and have fine print; reply and I’ll confirm current terms before you count on them.
