Hi there — welcome to the August 10, 2026 issue. Two things make this a good fortnight to be shopping. First, Toll Brothers put dates on its Quick Move-In Sales Event — Aug 8–23 — and the rate ladder attached to it is the sharpest posted offer in the valley right now. Second, Summerlin opened an entirely new village: La Madre Peaks, at the base of the La Madre mountains, led by Esplanade at Red Rock — twelve single-story plans and a resort clubhouse. Below: that spotlight, the three builder offers actually worth chasing this month, three verified move-in-ready homes starting at $460,000, and where rates landed this week. Summerlin just welcomed its newest neighborhood — Esplanade at Red Rock by Taylor Morrison — and with it an entirely new village, La Madre Peaks, in Summerlin’s western region at the base of the La Madre mountains. The draw here is that all twelve floor plans are single-story, running 1,569–3,406 sq ft and priced from just under $700,000 to more than $1.6 million. Smaller plans carry two to three bedrooms; the larger ones go to four or five bedrooms and up to four-and-a-half baths, with the top plan, the Sinatra, adding a four-car tandem garage. It is an all-ages community with a resort-lifestyle build-out planned — clubhouse, resort-style pool, on-site restaurant and bar, pickleball courts, fitness center and spa. Taylor Morrison currently posts four collections: Villas from $698,990, Classics from $869,990, Premiers from $1,144,990 and Estates from $1,574,990. It sits near Scout’s Point, a planned village park, and Grand Park, Summerlin’s largest — with Downtown Summerlin about five minutes away off the 215. Because single-story inventory in Summerlin is chronically thin, this one will move. This issue’s benchmark: 30-yr fixed 6.69% · 15-yr fixed 6.01% (Freddie Mac weekly average, week of August 6, 2026). The 30-year ticked up from 6.66% the week before; the 15-year eased from 6.04%. A year ago the 30-year sat at 6.63%, so we are essentially flat year over year.
