We are past the midpoint of August, which out here is the moment the year turns without anyone announcing it. School traffic is back on the 215, the evenings have stopped being hostile, and buyers who spent July browsing from the couch start walking into sales offices again.
This issue is about the line item almost nobody asks about until it shows up on a Summerlin closing statement, and which can quietly add to your monthly cost for twenty years: SID and LID assessments. Also inside — what all eight major builders are posting right now, verified today, two light reads, and your one-click toolkit.
This month’s market snapshot
The pattern I keep seeing across Summerlin and the west valley is that builders would rather protect the posted price of a community and compete on everything else — the rate, the closing costs, the credit. A price cut is public and permanent and it reprices every neighbor. A rate buydown is quiet, expires on a date of their choosing, and can be withdrawn next month. So that is where the flexibility lives.
Which means the sticker is the least interesting number in the conversation. Two homes at the same price can be thousands of dollars a year apart once you account for what is attached to them — and the offers move on a weekly clock, not a seasonal one.
Community-level numbers shift every month, so rather than print a median here that ages badly, I keep a live report you can pull any time.

This month’s feature
You have compared the price, the rate and the HOA. Then at signing a line appears that was never part of any conversation — a special assessment attached not to you but to the dirt. In this valley it is usually an SID (Special Improvement District) or an LID (Limited Improvement District).
Here is the plain version. Somebody had to pay for the infrastructure that made raw desert into a buildable neighborhood — the arterial roads, the sewer trunk, the water lines, the streetlights, the flood control. Rather than fold that into the price of every home up front, a district is formed, bonds are issued, and the cost is spread across the parcels that benefit. You then pay it down over a long term, often alongside your property taxes. Newer master-planned areas are exactly where you find it, which in practice means the newest and most desirable parts of Summerlin West.
None of that is a scandal, and it is not a reason to walk. It is a reason to know the number before you fall for the model home, because it changes what you can actually afford. Two homes listed at the same price are not the same purchase if one carries an assessment and the other is paid off.
Three questions settle it. Is there an SID or LID on this parcel? What is the current outstanding balance and the annual payment? And how many years are left — or has it already been paid down? Those answers exist in writing. Ask early, get them on paper, and the surprise stops being a surprise.
Bring your REALTOR® on your very first visit. Builders only credit your agent if they register with you on day one, and it costs you nothing — the builder pays. With me there you get the assessment question asked before you are emotionally committed, the incentives that are not posted, and an honest answer on whether the price is fair. Walk in alone and you give that up for free.

Around the valley
School is back, which resets the whole rhythm of the valley — the 215 means something again at 7 a.m., and the parks go quiet until the sun drops behind the ridge. Football is about to take over every conversation in this town, and Downtown Summerlin is already staging for its fall calendar.
My honest advice for anyone in their first Las Vegas summer: do everything before 9 a.m. or after 8 p.m., and do not form an opinion about the desert until October. What is coming — the stretch from late October through April — is genuinely the best weather of any major city in the country, and it is why people stay. You are two or three weeks from the turn.
